Project Designs

Been expanding services to clients, been doing drawings, detailed remedy for repairs, etc this way my clients can see the new project layout, what it will look like, how to solve a problem, visualize the space after furniture or other things added or removed, etc.
Here is just a few small samples of the projects I been working on.

This is a few views for a kitchen design I am working on it now.

Front porch design project.


Custom Closet Shoe Display



This was a bathroom design I made for another contractor.


Customer wasn't sure on the size of the columns they wanted to have on theirs driveway, and how it will look when a person or a car is being near it...


This design was made for a customer who wanted to attach a custom shelf without the support brackets.



Doing this has been very successful and helpful on many projects, and customers are very happy with this additional service I can provide and for the amount of money that I charge, I was told by many is well worth it, because they can actually see the rendering of theirs projects, make changes by email or phone, see technical illustrations, etc Not to mention all the fun I am having doing it, I started to take lessons so I can do more.





Foundation Repair

Another structural foundation repair using Carbon Fiber Straps. Due to excessive Hydrostatic pressure, foundation wall moved inward and and after there was a flood and paneling was removed, the Homeowner noticed excessive  horizontal cracking.




Crack is filled with Hydro Cement and wall is plained with a special tool to provide proper surface for epoxy.


After wall preparation is done, Carbon Fiber straps are installed 4' on center to stabilize foundation wall and prevent further movement.



Stair Replacement

This is a direct stair replacement job in the townhouse community, stairs have to be of same design per association requirement.
Old stairs removed and disposed. Ledger board is removed to make sure proper flashing is installed and there is no moisture problems.



ACQ pressure treated lumber cannot be in direct contact with aluminum flashing, so proper flashing is installed to provide weather tight ledger and stair attachment to the house.


Kitchen Counter Top Replacement

This was a small counter-top replacement, old Formica counter-top was removed and new Granite was installed with new sink and updated plumbing.








Bathroom remodeling

It's been a while since I've been here, I hope everyone who comes here is doing great...It was a busy winter with the weather being nice so I have lots of catching up to do here...

I'll start with a small bathroom remodeling, some idiots installed improper backing for the tile in the shower area which is located on the exterior wall...and over time moisture been penetrating tile started to deteriorate exterior sheeting of the house. People didn't know anything was wrong, until the tile started to become lose. Here is a few shots.

The tiles started to become loose and fall off the wall.

This picture shows how moisture which penetrates tile can distroy  exterior sheeting of the house.



New plywood was installed and glued from the inside to provide structural integrity behind the damages sheeting. Proper repair should be done from the outside, and most likely the Homeowner will have us doing the work in the spring time..


New insulation is installed.


Proper backer board is install and tile will go over it.


New tile and custom frame-less shower door is installed.



Same people who made the shower glass, added trim around the mirror edges to create frame effect.

Quick-Change Locks by Kwikset.

With this Smart-Key Locks you can turn a project over to the homeowners without worrying about who might still have access to the house. At the end of a job, you insert a special tool into the keyhole along with the old key to reprogram the lock to accept a new key. Smart-Key deadbolts, knobs, levers, handle sets, and electronic locks are available. Deadbolts — which the maker says resist drilling, lock-picking, and bumping — cost about $30. Another Life Loss Due To Negligence.

A German architect who designed and built a sprawling mansion in the Hollywood Hills pleaded not guilty to involuntary manslaughter Wednesday for the death of a firefighter who was killed when a water-saturated ceiling collapsed on him as he was fighting a blaze.

It's terrible when people don't know what they doing and things like this happen. I don't know what the building department was thinking about when the plan was approved and inspected. I guess when they see an Architect seal everything should be o.k... If it's there, it means it will work.

Settlement Is Reached In Chinese Drywall Case

Owners of thousands of U.S. homes tainted with foul-smelling Chinese drywall agreed to a legal settlement on Thursday with a German manufacturer. The settlement reached with Knauf International was worth $800 million to $1 billion, but a lawyer for the company said the final amount would likely be much lower.
Knauf International's Chinese subsidiary made the tainted product, which has been blamed for producing a stench and fumes that damage air conditioning, wiring and fixtures.

Plaintiffs say the settlement, which requires court approval, could provide for repairs on as many as 4,500 properties containing drywall made by Knauf Plasterboard Tianjin, or KPT.

Many of the affected homes were built in 2006 and 2007 at the end of a U.S. housing boom and during a burst of rebuilding after several hurricanes in the U.S. Southeast. The drywall was tainted by sulfur from a gypsum mine in Northern China, according to a KPT attorney.

Knauf Group, parent of Knauf International, is one of the world's largest makers of building materials. It employs 23,000 worldwide and had 2008 sales of 5.6 billion euros, according to its website.
